Shingle roof lifespan, Royal Oak: two neighbouring brick bungalows with asphalt shingle roofs on a tree-lined street in autumn

How long does a shingle roof last in Michigan?

Most Royal Oak homes have asphalt shingles, and most owners want to know how many winters are left. Published life expectancies, what shortens them in Michigan, and how to tell when a roof is near the end.

The short answer

InterNACHI, the home inspectors' association, puts the life expectancy of 3-tab asphalt shingles at about 20 years and architectural shingles at about 30, with regular maintenance and normal wear. GAF, the shingle maker, says most residential roofs need replacing every 20 to 25 years. Harsh winters, poor attic ventilation, shade and storms shorten that, and a "lifetime" warranty doesn't mean the roof will last a lifetime.

Published life expectancies

There's no official Michigan figure. These are the published guidelines most inspectors and roofers work from:

InterNACHI says its chart assumes regular recommended maintenance and normal wear, and should be used "only as a general guideline and not as a guarantee or warranty." GAF's figure is from its August 24, 2026 homeowner guidance. Checked October 12, 2026.

Treat these as averages. Two houses on the same Royal Oak street, roofed the same year, can need new roofs years apart.

What shortens a shingle roof's life in Michigan

Winters and ice dams

GAF names regions with harsh winters, prolonged freezes and frequent winter storms as harder on roofs. Ice dams push meltwater under the shingles at the eaves, which is why a proper Michigan re-roof includes ice and water shield. See the ice dam guide.

Attic ventilation

A hot, damp attic ages shingles from below. Building Science Corporation estimated in 2006 that an unvented roof shortens shingle life by about 10 percent, and the big shingle makers limit their warranties on poorly ventilated roofs. See roof ventilation for Michigan homes.

Shade, trees and moss

Royal Oak's mature maples and oaks keep roofs shaded. GAF warns that too much shade can cause moisture damage if shingles can't dry out after rain, and moss holds moisture against the roof. See moss and black streaks on shingles.

Hail and wind

Insurance Institute for Business & Home Safety research reported in 2025 found that repeated smaller hail speeds up granule loss and leaves shingles more vulnerable to later storms. Wind lifts and tears shingles along edges and ridges.

Color and orientation

Building Science Corporation found shingle color and which way a slope faces affect durability more than venting does.

What a "lifetime" warranty really covers

Architectural shingles are commonly sold with a limited lifetime warranty, but that covers manufacturing defects, not weather or wear, and the strongest coverage only runs for the first years. GAF's standard shingle warranty gives a 10-year non-prorated period on its Timberline line, and 5 years on its Royal Sovereign 3-tab, which carries a 25-year term. Owens Corning's January 2026 warranty gives 10 years of non-prorated coverage on its Duration series, and 5 years on its Supreme 3-tab.

After the non-prorated period, what the manufacturer pays shrinks each year, and labor is usually no longer covered. Workmanship (how the roof was installed) is the installer's warranty, not the manufacturer's, unless you buy an upgraded system warranty through a certified contractor.

Signs your roof is near the end

  • Shingles curling, cracking or broken across large areas, not just in one spot
  • Bald patches, and lots of granules washing into the gutters
  • Leaks in more than one place, or leaks that keep coming back
  • A roof line that sags, or daylight through the roof boards in the attic

These come from GAF's homeowner guidance. One sign on its own may be repairable; several together usually point to replacement. The repair or replace guide goes through the decision.

Don't know how old your roof is?

Many Royal Oak buyers inherit a roof with no paperwork. Places to look:

  • The seller disclosure statement: Michigan's form asks whether the roof leaks and its approximate age, if known
  • Building permit records: ask the City of Royal Oak Building Division (248-246-3210) whether a roofing permit is on file for your address
  • Receipts, warranty registrations or a roofer's sticker in the garage or attic
  • Your home inspection report, which describes the roof covering but isn't required to predict how long it will last

When the answer is "probably near the end", the roof replacement cost guide has published Royal Oak prices so you can budget before anyone quotes.

Questions about shingle roof lifespan

How long do architectural shingles last in Michigan?

InterNACHI's life expectancy chart puts architectural asphalt shingles at about 30 years with regular maintenance and normal wear. Michigan winters, ice dams, poor attic ventilation and shade can shorten that.

How long do 3-tab shingles last?

About 20 years, according to InterNACHI's chart. Manufacturers also give 3-tab shingles shorter warranties: GAF's Royal Sovereign carries a 25-year term and Owens Corning's Supreme has a 5-year non-prorated period.

Is a 20-year-old roof due for replacement?

Not automatically. GAF says most residential roofs need replacing every 20 to 25 years, but condition matters more than age. Look for widespread curling, granule loss and repeated leaks, and have a roofer assess it.

Does a lifetime shingle warranty mean the roof lasts a lifetime?

No. It's a limited warranty against manufacturing defects. Full coverage usually runs for the first 5 or 10 years (the non-prorated period), then shrinks. Weather damage and installation errors aren't manufacturing defects.
