Your roof maintenance log
Maintenance record summary
Your summary appears here as you fill in the records. Without JavaScript the record can't be built on this page; the sections under the tool explain what to write down and how the record is sorted.
Prepare for your next appointment
Records stay on this page until you download them. The record doesn't save or remind you, doesn't diagnose a roof, and doesn't recommend inspection, repairs or roof access. Discuss maintenance intervals with a qualified provider.
Planning a repair? Send an inquiry with what you've noticed and the dates of earlier work from your record.
Send an inquiryHow the roof maintenance record works
Enter each visit, repair or question as its own record, in any order. As you type, the summary sorts the records by date, oldest first, so the latest work and any planned visits come last. Dates are checked as real calendar dates, and a record with a missing date or description holds the summary back until it's fixed, with the problem named under that record.
What the record checks, field by field
Roof maintenance record rules
| Field | What the record accepts |
|---|---|
| Work or planned date | Required. A real calendar date from 01/01/1900 to 12/31/2200, so 02/30 is refused |
| Work or question | Required. Up to 200 characters; spaces at either end are trimmed |
| Provider / notes | Optional. Up to 200 characters |
| Status | Planned (the default) or Completed |
| Next review date | Optional. If set, a real date on or after the record date |
| Blank records | A record with nothing entered and the status left at Planned is skipped |
| Order | Oldest date first; records with the same date keep the order you entered them |
These are the record's own rules, the same as in the WordPress plugin version. It uses no outside figures. Checked October 22, 2026.
Also available as a free WordPress plugin: Roofers Royal Oak Roof Maintenance Record.
Why keep a roof maintenance record?
- Warranty questions. Keep the installation date, the shingle product and the installer's invoice together, and ask the manufacturer or installer what a warranty claim needs before you need it.
- Insurance after hail or wind. A dated list of earlier repairs helps you answer questions about the roof's condition before the storm. See hail damage and roof insurance claims.
- Selling the house. The roof's age and what's been repaired are easier to answer from a record than from memory.
- Repair or replace. Repeated repairs in the same area are worth showing a roofer when you weigh a roof repair against a roof replacement. The repair or replace guide covers what else to weigh.
What to write down after each roof visit
- The date, and whether the work is done or still planned
- What was done, found or asked, and where on the roof: "north slope", "chimney flashing", "garage"
- Who did it, so you can reach them about the same area later
- Where the invoice, warranty or written report is filed
- Where the photos are kept; the record holds text only
- Anything noticed indoors, such as a ceiling stain after snowmelt, for the roof leak conversation
Michigan roof questions to note for your roofer
Note what you've seen from the ground or from inside, and ask a roofer about it at the next visit.
- Ice at the eaves after a hard winter. Ask whether it points to ice dams and what's behind them. See the ice dam guide.
- A damp or frosty attic. Ask about attic ventilation and insulation. See roof ventilation for Michigan homes and the attic ventilation calculator.
- Moss or black streaks on a shady slope. Ask what it is and whether it needs treating. See roof moss and black streaks.
- The roof's age. Ask how much life the shingles have left and when to start planning. See how long a shingle roof lasts.
Common questions
What should a roof maintenance record include?
For each visit or question: the date, what was done or what you want to ask, who did the work, and where the invoice, warranty or report is filed. Add the date your roofer suggests for the next look, and keep photos in your own files with a note of where they are.
Does this save my records?
No. Nothing is stored in your browser or sent anywhere, and there are no reminders. Reloading or leaving the page clears what you entered, so download the .txt file or print the summary before you go.
Can I use it for an insurance claim?
It helps you organize your own notes: dates, repairs and where your invoices and photos are kept. Your insurer decides what evidence it needs, so ask them. The hail damage and insurance claims guide covers what usually happens after a storm.
How often should a roof be inspected?
This record doesn't set an inspection schedule. Ask your roofer or your shingle manufacturer what interval suits your roof, then enter that date as the next review date. The roof inspection cost guide covers what an inspection costs and what a roofer checks.
Is this a roof inspection?
No. It only records what you enter. It doesn't diagnose a roof or recommend repairs or roof access. A roofer's inspection does that.
